Inner Metro Growth

The State Government is planning for the future growth and revitalisation of strategic areas of metropolitan Adelaide.

To achieve this goal, the state government and several inner metro councils are working together on zoning changes to allow for a mix of new homes, offices and shops in key locations such as along existing transport corridors close to the CBD.

The changes will support improvements to roads and public transport, and underpin local facilities, services and businesses, as well as reduce Adelaide’s spread into surrounding agricultural and natural areas.

The rezonings are being introduced through a current development plan amendment (DPA) initiated by the Minister for Planning, as well as four DPAs approved in October 2013.

Current proposals – Stage two

On 6 May 2015 the Minister initiated the Inner and Middle Metropolitan Corridor Infill DPA, which potentially affects the following areas:

  • Inner and Middle East - Payneham Road, Fullarton Road, Nelson Street, Magill Road, The Parade, and Kensington Road; the Mixed Use and Business Zoned areas between Fullarton Road and Stephens Terrace will also be considered.
  • Inner and Middle South - King William Road, Goodwood Road, Unley Road, Belair Road, and Anzac Highway.
  • Inner and Middle West - Richmond Road, Sir Donald Bradman Drive, Grange Road, Crittendon Road, and Port Road.
  • Glenelg - including the District Centre Zone, foreshore area and area adjacent to the Patawalonga and along Anzac Highway.
  • Keswick - including the Le Cornu site and land around Leader Street, west of the Seaford train line.

Previous DPAs – Stage one

Four Inner Metropolitan Growth (Stage 1) DPAs were approved in October 2013, along with strategic rezonings at West Lakes, Tonsley and Bowden. The DPAs were:

  • The Minister’s Inner Metropolitan Growth (Stage 1) DPA affecting sections of Greenhill and Fullarton Roads opposite the Park Lands (in Burnside) and Prospect, Churchill and Main North roads (in Prospect).
  • The City of Unley Village Living & Desirable Neighbourhoods DPA, Main Road Corridor Mixed Use & Residential Vitalisation (Greenhill and Unley Roads) affecting sections of Greenhill Road opposite    the Park Lands and Unley Road.
  • The City of West Torrens Housing Diversity DPA (Part 1- Port Road Corridor) affecting the section of Port Road opposite the Park Lands.
  • The City of Norwood, Payneham and St Peters Kent Town and The Parade Strategic Growth DPA affecting a section of The Parade (shopping precinct) and Kent Town.
